Through this page, we will try to explain each district in Jakarta for your basic knowledge. For your information, each Jakarta’s district has different and unique characteristic. For our first review and guidance we will focus on South Jakarta. Why South Jakarta? Among other 4 districts, South Jakarta is holding the most sophisticated people, elegant shopping malls, luxury houses, well organized mapping structure and we believe, it is the best place for you to start anything in Jakarta. Even to a local, South Jakarta is considered as the most modern area in the city, where people from higher economic status and better education resides. The people who lives in South Jakarta is usually can treat and communicate with foreigner better. This is the reason why the most expat areas are in South Jakarta.
However, since the community is better educated and more sophisticated, the general prices of things in South Jakarta are slightly higher than other districts. Because of this reason, many of luxury entertainments and business is thriving rapidly. This will be your first reason to open up your business or to make investments in South Jakarta. If your investment or business flourishes here then you are ready to earn success anywhere else in Indonesia.
South Jakarta has 10 sub-districts which each of it has differences in demographic status.
1. Kebayoran Baru
Kebayoran baru sub-district is where the luxury houses are located. The famous residential areas from this sub-district are Senayan, Blok M, Senopati, Kemang, and Pondok Indah.
Those residential areas are the most expensive area to build or to buy a property. The areas are usually located near to strategic business districts such as office buildings, entertainments, modern/traditional markets, big malls, and so on. For example Senayan residential area is surrounded by office buildings, big malls (Plaza Senayan, Senayan City,Ratu Plaza, Gandaria City) and 5 stars hotels.
Senopati housing area is near to the Semanggi’s exclusive office building complex and Pacific Place mall. While Kemang housing areas is very close to entertainment district such as bars, cafes, fine dining, sports, and clubs. Kemang is also known as a place where the most expats resides.
Pondok Indah residential area is where the huge and expensive houses are located, while Blok M housing area is located at the center of those areas above with the most complete public facilities such as the biggest bus terminal, hospitals, five-stars hotels, night entertainments and so on.
2. Kebayoran Lama
Kebayoran lama is older sub-district of Kebayoran baru. This sub-district allotment is mostly regular houses. There is a famous housing district that called Bintaro city which has independent facilities and clustered systems.
3. Cilandak and Pesanggrahan
Pesanggrahan and Cilandak are mostly residential area. Cilandak is located near Kemang area and usually Cilandak people go to Kemang if they are looking for some entertainments. There is one famous café mall in Cilandak known as Cilandak Town Square. It is located side to side with The Outer Ring High Way of Jakarta which makes Cilandak Town Square (Citos) is a strategic place to hang out. Other than the café mall, Cilandak also has a famous main road that called Fatmawati Street which filled with miscellaneous stores that sells households, cars, automotive products, banks, furniture etc.
4. Mampang Prapatan , Pasar Minggu and Jagakarsa
These three sub-districts are connected to each other. Mampang Prapatan is close to Rasuna Street (Kuningan) where it is part of Jakarta’s Golden Triangle (Major Office and business building complex). The road structure of Mampang Street itself is almost similar to Fatmawati Street. Along the main street of Mampang Prapatan to Pasar Minggu is filled by so many shop houses that sell miscellaneous items and services. Unfortunately, although it’s supported by larger road and the bus exclusive way (TransJakarta), this street is known for its traffic jam in almost busy hours as it has many large intersections along the road. You have to choose your time carefully when you pass this road to avoid getting stuck for hours because of the traffic jam.
Jagakarsa is at another end of Mampang Prapatan sub-district. Jagakarsa most allotment is housing areas with a relatively cheaper land price since its far from the central of famous business districts such as Senayan, Blok M and The Golden Triangle area. Jagakarsa is also has a famous Zoo that known as Kebun Binatang Ragunan. It is a good destination for your family day, but on the weekends it will be quiet full.
5. Pancoran Tebet Setiabudi
Pancoran, Tebet and Setiabudi sub-district are also connected to each other. Pancoran is located at the center of those three sub-districts and has several major roads including highway which connected to Semanggi Highway (Sudirman Street). It also has a famous symbol which called Patung Pancoran (Pancoran Statue) which located on the centre of large intersection and side to side with the high way. Most of its allotment share is mainly for office buildings but it has a rather small housing area as well.
Tebet is the sub-district that directly connected to Pancoran district and its most allotment is housing area with the prices are relatively cheaper than Kebayoran Baru sub-district but a bit higher than Jagakarsa prices. Compliment the housing area, there are a lot of semi-legal house store that transformed to restaurant, café, and boutique across Tebet’s main street.
And last but not least, Setiabudi is located slightly to the north of South jakarta, almost near to Center Jakarta district. This area is mostly office buildings and it has main access from one of the Golden Triangle area known as Kuningan – Rasuna Street.
